Opening Comments by Mayor Peter J. Malouf - Regular Meeting of Tuesday, September 16, 2025

Here is Mayor Peter J. Malouf's opening comments at the September 16, 2025 regular meeting of the Town Council. It has been adapted for the Web.

Note: The full recording of the meeting will be available on the Town's Youtube Channel.

"Good evening everyone,
Thank you so much for joining us for this next-to-last public council meeting. It’s always a pleasure to see residents taking part and staying engaged with what’s happening in our town.

New Evaluation Role

The new evaluation role was filed on September 10 and reflects market conditions as of July 1, 2024. The average increase for single-family homes is 2.4 %, bringing the average home price to $2,000,500, while condominiums average $662,500. Overall, the real estate market recorded an increase of 5.6%.

You can view your property’s evaluation online through our website or directly on the Ville de Montréal website. For those without computer access, a workstation will be available at Town Hall during regular office hours.

Fall Fair

I warmly remind you that our Fall Fair will take place this Saturday, September 20. It’s a wonderful community event, and I encourage you to join us. Our technical team and a consultant will be there to chat with residents and offer advice on how best to protect your homes during heavy rainfalls.

Traffic

Road safety remains a top concern for council. Over the years, many measures have been implemented, and tonight we move forward with two additional steps:

  • A traffic study on Lucerne Road, including recommendations for calming measures.
  • A project to optimize traffic lights in the town center, with real-time programming to account for all users.

Still, safety on our roads is everyone’s responsibility. By staying alert and looking out for one another, we make our streets safer for all.

Flooding

I know many of you are eager for updates on flooding issues. The engineering report is in its final stages, and our technical team is also incorporating it into our broader asset management program. Recommendations and actions will be presented to the next council during budget discussions so that concrete, well-framed decisions can be taken.

Closing

Thank you once again for being with us this evening. Your involvement and interest help make our Garden City stronger and more connected. I wish you all a pleasant evening."
