The latest assessment roll for the City of Montreal was submitted on September 14, 2022. The values it contains reflect market conditions as at July 1, 2021. It is the basis for your 2023, 2024 and 2025 tax bills.
You have until April 30, 2023 to apply for an administrative review of the assessment of your home. Keep in mind that if you dispute your assessment, in the end it may be increased, decreased or left unchanged.
To find out the value attributed to your home, you can consult the new roll in its electronic version. If you do not have access to a computer, a station has been set up at the service counter at Town Hall and is accessible during regular office hours.

Change in values by building category
Single-family homes: 39.3%
2 to 5 dwellings: 28.4%
6 or more dwellings: 34.9%
Shopping centres: -15.4%
Diversified commercial: 21.1%
Each valuation reflects what was considered to be the fair value of the property - residential or commercial - based on market conditions as of July 1, 2021. The change in values is determined by changes in the real estate market, the addition of new buildings and improvements to existing buildings. Thus, the total value of Mount Royal's real estate stock increased by 36.6% compared to the last role. More specifically, the residential sector grew by 37.7%, the non-residential sector by 39.4% and finally the value of land increased by 36.1%.
However, the average price of a single-family home increased from $1 381 200 to $1 941 400. The average price of apartments - condos is $636 000.
The tax rate will be adjusted to compensate for most of the increase in property values. If you have done any renovation or construction work, your home value increase may be higher. Property values can also be influenced by a highly valued real estate sector where the selling price tends to increase. The amount of your taxes will then also be higher.
